VALUATIONS IN SUCCESSION
AND TAX PLANNING
V
aluations continue to play an important role in
succession planning and inheritance tax
considerations for rural estates. It is increasingly
important to ensure that valuations are prepared with
a clear understanding of the assets involved and their
ownership structure, the structure of the business itself,
and the timing at which any valuations are required.
For many farming businesses, these factors are closely
interlinked, and in practice, it is often the clarity
around these points that has the greatest impact on
how smoothly the process runs.
Succession planning and the role of
valuation
Valuations are commonly used as part of succession
planning discussions, particularly where assets are
being considered for transfer between generations or
where ownership structures are being reviewed.
In these situations, valuations provide a reference point
for understanding the underlying asset base and
supporting decisions around the future direction of the
business. This may include restructuring, bringing in
additional family members, or considering how assets
are held across different entities.
While the requirement for valuations in this context is
well established, what tends to vary is the complexity
of the assets and how they are held, particularly where
a mix of personal, partnership, and corporate interests
is involved.
Asset composition within rural estates
Rural estates typically comprise more than land and
buildings. Alongside property interests, many
businesses include operational assets such as livestock,
crops, and machinery, as well as diversified or nonagricultural elements.
