T
he housing market across the North East and
Yorkshire continues to be defined by balance
rather than boom or bust, and nowhere is this more
apparent than in towns such as Hexham and
Northallerton. These are markets that tend to move at
their own pace, shaped less by national headlines and
more by enduring lifestyle demand, local employment
patterns, and the simple appeal of strong market towns
with character and connectivity.
In recent years, the broader UK housing market has
settled into a more measured rhythm after the
volatility of the early 2020s. Price growth has
moderated, buyer choice has improved, and the gap
between asking prices and achieved prices has
narrowed in many areas. Data from Rightmove over this
period has consistently pointed to a more balanced
environment, where pricing realism and steady demand
have replaced the urgency of previous cycles. For towns
like Hexham and Northallerton, this shift has reinforced
what has long been true, they are markets supported by
fundamentals rather than short-term trends.
Hexham, with its historic centre and strong commuter
links into Newcastle and the Tyne Valley, continues to
benefit from its position as one of Northumberland’s
most desirable market towns. Demand here is typically
underpinned by a mix of local movers, downsizers
seeking well-located homes with character, and buyers
relocating from urban centres in search of space and
access to the surrounding countryside. The appeal is
consistent, which helps insulate the market from
sharper swings seen elsewhere.
Northallerton plays a similar role within North
Yorkshire, acting as a well-connected hub between
Teesside, York, and the wider rural surroundings. Its
strong rail links, established amenities, and proximity
to both the North York Moors and Dales give it a dual
identity; practical for commuting, but also highly
attractive for lifestyle-led moves. This combination
tends to produce steady demand across property types,
from period homes in the town centre to newer family
housing on the outskirts.
