How has the shift to online marketing
changed what buyers expect to see?
The digital shift has raised expectations considerably.
Buyers and sellers alike now anticipate high-quality
photography, bright and well-lit interiors, clearly
defined room layouts and an immediate sense of
lifestyle from the very first image.
Most buyers form an opinion long before they visit in
person. If a property fails to make a strong impression
online, many simply won’t arrange a viewing and will
move on to the next listing. Digital presentation is
therefore no longer optional, it is central to marketing
success.
How many viewings are won or lost
based purely on the photos?
A substantial proportion of viewings are determined by
photography alone. Listings are typically judged within
the first five to ten seconds of being viewed online.
Strong photography, supported by thoughtful staging
and presentation, directly increases viewing volumes
and improves the quality of enquiries, attracting buyers
who are already positively engaged.
What is the one thing you wish every
seller understood about presentation
before listing?
I wish more sellers recognised that presentation has a
direct and measurable impact on value. Simple, costeffective improvements can dramatically change how a
home is perceived. Decluttering, improving lighting,
using neutral tones and creating an overall sense of
order make rooms feel larger, brighter and more
welcoming. Presentation is not just about aesthetics; it
has a genuine commercial effect that can influence
both speed of sale and final price.
How does home staging complement
the role of estate agents?
Home staging strengthens the entire sales process by
ensuring that a property reaches the market in its most
appealing and emotionally engaging form.
As estate agents, our role centres on pricing strategy,
marketing exposure, negotiation and guiding the
transaction from instruction to completion. Staging
enhances that work by ensuring we are presenting the
strongest possible product from the outset.
