Hallways are a key example, as they set the tone within
seconds of entering and shape the initial emotional
response. Spare bedrooms that have become informal
storage spaces are another frequent issue, as buyers
need rooms to have clear purpose and definition.
Bathrooms are also commonly overlooked; while they
don’t always require full replacement, they must feel
fresh, cohesive and well maintained to avoid creating
doubt.
What makes someone stop and click on
a listing?
Clarity is the defining factor.
Buyers respond immediately to visible floor space,
natural light, balanced proportions and layouts that
make intuitive sense. These visual cues allow them to
process the property quickly and imagine themselves
living there.
Property decisions are emotional before they are
logical, and presentation plays a central role in shaping
that emotional response long before a viewing is
arranged.
If budget is limited, what are your
three priorities?
When funds are tight, I advise sellers to focus on
changes that create the greatest visual impact.
First, remove excess furniture and visible clutter to
restore a sense of space. Second, improve lighting
through simple adjustments such as brighter bulbs,
well-placed lamps and lighter window dressings. Third,
neutralise distracting decorative elements that may
polarise buyers.
Space and light consistently deliver the strongest
return because they influence both photography and
the in-person viewing experience.
Are there any quick wins that cost very
little but make a real impact?
Absolutely. Some of the most effective improvements
involve careful editing rather than additional spending.
Removing items that make rooms feel visually busy can
instantly create calm and clarity. Clearing kitchen
worktops entirely helps buyers perceive greater surface
area and storage. Fresh white bedding and towels
introduce a clean, hotel-like feel that photographs
beautifully.
The Property Perspective
with William Thornton
From your perspective, how much
difference does thoughtful staging
make to sale times and achieved
prices?
Staging can make a significant difference to both buyer
engagement and final outcomes. A well-presented
home creates an immediate and positive first
impression, which from experience often translates into
stronger offers.
While every property and local market behaves
differently, staged homes consistently attract more
interest and typically spend less time on the market.
Buyers frequently struggle to visualise the potential of
an empty or poorly presented property, so thoughtful
staging helps them understand the scale, flow and
versatility of each space.
By making that vision easier, staging supports stronger
emotional connection and ultimately contributes to
higher achieved prices.
