¯Will provide a redress service for private rented sector
tenants when things go wrong
¯Will support Landlords with tools, guidance and
training on handling tenant complaints
¯Landlords will be required to fund the service
(proportionate charging model)
¯Sign up is mandatory
Implementation of Awaab9s Law

¯Following the death of a two-year-old boy named
Awaab Ishak, who died from prolonged exposure to
mould, Awaab9s Law currently applies to Social Housing
but will be extended to cover the PRS.
¯It will set out clear legally enforceable timeframes for
PRS Landlords to make homes safe where they contain
serious hazards
¯More detail to come in future
Implementation of Decent Home
Standard for the PRS
May 2026
¯All PRS properties will have to meet a minimum
standard of quality
¯It will provide local councils with power to take
enforcement action if standards are not met
¯Expected to come into force in either 2035 or 2037
¯Detail of standards to follow
¯EPCs to reach C or equivalent by 2030 (unless exempt)
has been consulted on, details to follow
